Salary Needed to Live in Sofia (2026)
Based on official Eurostat rent data for 2025 and the latest regional income figures.
Short answer: to rent a good-quality 1-bedroom flat in Sofia without rent taking more than 40% of your income, you need a take-home (net) income of at least €1,630 a month. For rent to take a more comfortable 30%, aim for about €2,170 a month after tax.
| Measure | Sofia |
|---|---|
| Rent, good-quality 1-bedroom flat (Eurostat, 2025) | €650 a month |
| Net income needed: rent at 40% (Eurostat overburden line) | €1,630 a month / €19,500 a year |
| Net income needed: rent at 30% (common guideline) | €2,170 a month / €26,000 a year |
| Average disposable income per person in the region (2023) | €940 a month |
How this compares with local incomes in Sofia
The average resident of the region around Sofia has about €940 a month after tax (2023). That is less than the €1,630 needed to keep a good-quality 1-bedroom flat under the 40% line, so many local residents share homes, live in cheaper areas or rent smaller places. The average covers everyone, including children and retired people, so a full-time worker usually earns more.
Rent for this flat equals 69.0% of local income per person, which we call rent burden. See how this compares with other capitals.
If you share or move as a couple
If two people split the rent of the same flat, each needs roughly half: about €820 a month each at the 40% line, or €1,090 each at 30%. A larger home for a family will cost more than the 1-bedroom figure used here.
Everything else you will pay for
This figure covers rent only. Food, transport, utilities, phone, health insurance and leisure come on top. On Eurostat's price-level index, Sofia is about 34% below Brussels (66.1, Brussels = 100), which tells you how expensive day-to-day life is compared with other capitals.
How we calculate this
- Rent: Eurostat average monthly rent for a good-quality 1-bedroom flat, collected the same way in every capital.
- 40% line: Eurostat counts a household as overburdened when housing costs are more than 40% of disposable income (definition). Net income needed = rent ÷ 0.40.
- 30% guideline: a common rule of thumb for comfortable housing costs. Net income needed = rent ÷ 0.30.
- Not included: utilities (the rent figure excludes them, so real housing costs are higher), income tax and social contributions (the figures above are take-home pay; your gross salary must be higher, by an amount that depends on the country), and all non-housing costs.
